About Our Illinois Flat Fee MLS Services
LIST ON THE MLS FOR A FLAT FEE WITH FULL REALTOR® SUPPORT
Circle One Realty has the secret traditional real estate agents don’t want you to know: You don’t have to pay 5-6% commission to sell your home with full REALTOR® support. Homeowners can now leverage the marketing power of the MLS (Multiple Listing Service) and top real estate websites for a low, one-time fee. You won’t pay a penny more. Save thousands on real estate commissions with our Illinois Flat Fee MLS listing, retain the right to sell “by owner,” and get the support of an experienced Full-Service REALTOR®.
The truth is, all REALTORS® offer the same basic services and the MLS is the center of the real estate universe. The MLS is what truly sells the property, not the REALTOR®. All of Circle One Realty’s Flat Fee MLS listings utilize the Chicagoland (MRED) MLS. This database is used by tens of thousands of local REALTORS® and is automatically syndicated to hundreds of real estate websites. It’s your listing, supercharged. There is no better way to sell your home!
Nobody offers what Circle One Realty does. Our flat fee MLS program is designed to maximize savings by implementing online resources. We do everything that traditional REALTORS® do but we save you thousands in REALTOR® Commissions.

How to Sell Your Home
Our Four Pillars of Success
1. Professional Photos
Buyers want to see what your home looks like! We recommend uploading at least 25 high-quality photos to your Flat Fee MLS listing. A is included with our Classic and Elite listing packages.
2. Good Showing Condition
Keep your home neat, tidy, and ready for showings. Potential buyers want to feel welcomed and calm, not overwhelmed by clutter.
3. The Right Price
Know what your home is worth and price accordingly. Overpriced homes almost never sell. Fairly priced homes are a done deal.
4. Compensating the Buyer’s Broker
We do not charge commission, but your buyer’s broker might expect proper compensation. We advise offering 2.5% of the sale price.
Circle One Realty was created with the modern real estate industry in mind. Founder Ryan Cherney has represented homeowners and prospective home buyers throughout the Chicagoland area for nearly two decades. As a top-producing licensed real estate agent and broker, he discovered that online property databases have dramatically simplified the industry. Buying and selling a home has become a hands-on experience.
Circle One Realty’s brokers are committed to providing unmatched customer service and expert insight to each client. Our team is ready to take care of your home selling and buying needs. From selling your starter house to purchasing your dream home, we truly want to save you thousands of dollars by eliminating outdated real estate expenses like commission.

A Word From Our Founder:
“All REALTORS® do the same things. They put a sign in your yard, take pictures of your home, list your property on the MLS, negotiate with a buyer and, of course, collect a big commission check when your property closes. Not us. We get you into the all-important MLS, answer each of your questions, offer our advice, handle all the negotiating and paperwork without ever seeing a commission check. And our clients retain the right to sell ‘by owner’—that’s the magic of an Exclusive Agency Agreement. You save thousands by just doing a bit of homework.” – Ryan Cherney
